We are searching for an energetic and experienced Real Estate Asset Manager in Omaha, NE to be responsible for the management of our commercial portfolio throughout the Midwest.

What You’ll Do

As an  Asset Manager , you’ll play a key role in helping our clients make smart, strategic financial decisions. You’ll be the go-to expert for managing investment portfolios, optimizing returns, and keeping a sharp eye on market trends. We need someone who can balance analytical thinking with strong relationship-building skills—someone who thrives in a fast-paced environment and loves collaborating with both clients and team members.

Your Key Responsibilities

  • Review and analyze monthly financial reports including rent rolls, income statements, balance sheets, budget comparisons, cash flow statements, and delinquency reports
  • Manage lease negotiations and analysis for new and renewing tenants across industrial, retail, and office asset classes
  • Perform and document on-site property inspections (semi-annually). Report inspection results and make recommendations to senior management and property management
  • Monitor asset strategies, provide project management, and review and track construction budgets while communicating progress with Portfolio Management
  • Forecast cash requirements and communicate future cash outflows with Portfolio Management
  • Assist with and participate in due diligence efforts for newly acquired assets
  • Manage direct disposition of assets through sales process
  • Create and/or utilize financial models to analyze cash flow, recommend supplemental loans or refinancings, and determine when to hold vs. sell investments
  • Prepare annual operating budgets
  • Compare pro-forma underwriting to annual asset performance
  • Maintain regular communication with owners to ensure operations are in accordance with the underwritten business plan
  • Manage real estate tax appeal process, litigation and mediation
  • Forecast property distributions and communicate variances

What We’re Looking For

  • Bachelor’s degree in finance, economics, or a related field.
  • Strong understanding of financial modeling, regulations, and investment strategies.
  • Exceptional communication and organizational skills.
  • Prior experience in asset management or a similar role is highly preferred.
  • Experience with Microsoft Office and financial analysis tools.
